Fixed vs Variable Mortgage Rate Calculator: Which Wins?

The ARM saves $279.65 a month — $2,747.72 fixed against $2,468.07 ARM — and $16,778.90 over the first 5 years. Compare a 7.32% fixed 30-year mortgage with a 6.27% 5/1 ARM on the same $400,000 loan: the monthly payments, the balances after 5 years, the total cost at 5, 7 and 10 years, and the month the ARM's lead disappears. This one is the FIXED-VS-VARIABLE comparison — a fixed rate against a 5/1 ARM, with an adjusted-rate scenario — the 15-year-vs-30-year-mortgage page is the 15-YEAR-VS-30-YEAR comparison — two fixed terms — not fixed against variable; the fixed-vs-adjustable-rate-mortgage page is the FIXED-VS-ADJUSTABLE comparison — a fixed rate against an adjustable rate in general — without the 5/1 ARM scenario and break-even month; and the mortgage-calculator page is the MORTGAGE tool — one loan's payment — not a comparison of two.

Fixed vs variable mortgage rate

A $400,000 loan over 30 years: fixed 7.32% is $2,747.72 a month, and a 5/1 ARM at 6.27% is $2,468.07 a month. The ARM saves $279.65 a month and $16,778.90 over five years — but at month 61 it adjusts. Put your own rates in: the verdict follows the adjusted rate and how long you stay, not the first five years.

How much you borrow — $400,000 on the defaults.

The 30-year fixed rate — 7.32% on the defaults (Freddie Mac PMMS, Oct 22, 2026).

The 5/1 ARM rate for the first 5 years — 6.27% on the defaults (Bankrate, Oct 28, 2026).

The ARM rate after the fixed period — a scenario, not a forecast: 7.00% on the defaults.

How many years the ARM rate stays fixed — 5 on the defaults (a 5/1 ARM).

How many years the loan runs — 30 on the defaults.

How many years to compare total cost over — 5 on the defaults.

What does $279.65 a month mean?

It means that, on the defaults, the ARM costs $279.65 a month less than the fixed loan: $2,468.07 a month against $2,747.72. The fixed payment is $2,747.72 a month — a $400,000 loan at 7.32% over 30 years — and the ARM payment is $2,468.07 a month — the same $400,000 at 6.27% over 30 years. Over the first 60 months the monthly saving adds up to $16,778.90. But the monthly saving is only half the comparison: the cheaper loan also pays principal down faster. After 60 months the fixed balance is $377,785.82 and the ARM balance is $373,437.90 — the ARM is $4,347.92 ahead on balance too. Add the payments and the balance together and the 5-year total cost is $542,649.17 fixed against $521,522.35 ARM: the ARM wins by $21,126.81. The total cost — payments plus what you still owe — is the fair comparison, because a cheaper payment that leaves a bigger balance is not really cheaper.

Three things to check before you trust the number

The adjusted rate is a scenario, not a forecast. The 7.00% on the defaults is a what-if: at 7.00% the adjusted payment is $2,639.38 a month, still below the fixed $2,747.72; at 8.00% it is $2,882.25 a month, above it. The real adjustment is the index — SOFR for most new ARMs — plus the lender's margin, typically 2.5–3.0%, and nobody knows what SOFR will be in five years. The calculator also does not model rate caps: a typical 5/1 ARM caps the first adjustment at 2 points and later ones at 1 point a year, with a lifetime cap around 5 points, so the adjusted rate cannot jump straight to 8.00% from 6.27% in one step — it would take two adjustments. Change the adjusted rate to the worst case your caps allow and see whether the ARM still wins.

The 5-year horizon is the decision. A 5/1 ARM only makes sense if the fixed period covers your plans: if you sell or refinance before month 61, the adjustment never happens and the $16,778.90 saving is banked. If you stay past month 61, the adjusted rate decides everything — at 8.00% the ARM keeps its lead until month 174, but at 8.53% it loses the lead within 10 years. The break-even month is the number to watch, not the monthly saving.

Monthly saving and total cost can point different ways. At a 6.50% fixed rate the ARM still saves $60.20 a month, yet the fixed loan wins the 10-year total cost by $4,384.21 — the break-even is Month 91 (7.5833333333 years). A small monthly saving is fragile: a cheaper fixed rate, a higher adjustment, or a longer stay can all flip it. Compare the total cost at your horizon, not the payment alone.

Worked example

On the defaults: $400,000 loan, 30 years, fixed 7.32% against a 5/1 ARM at 6.27% adjusting to 7.00%.

  1. Fixed payment: $400,000 at 7.32% over 30 years is $2,747.72 a month.
  2. ARM payment: $400,000 at 6.27% over 30 years is $2,468.07 a month.
  3. The monthly saving: $2,747.72 − $2,468.07 is $279.65 a month.
  4. The 5-year saving: $279.65 × 60 months is $16,778.90.
  5. The balances: after 60 months the fixed balance is $377,785.82 and the ARM balance is $373,437.90 — the ARM is $4,347.92 ahead.
  6. The 5-year total cost: 60 fixed payments plus the balance is $542,649.17; 60 ARM payments plus the balance is $521,522.35.
  7. The lead: $542,649.17 − $521,522.35 is $21,126.81 — the ARM wins.
  8. The adjustment: at 7.00% the payment on the $373,437.90 balance over 25 years is $2,639.38 a month — still below the fixed $2,747.72.

And the other way: adjusted to 8.00% the payment is $2,882.25 a month, above the fixed payment — yet the ARM keeps its total-cost lead until month 174, because the first five years banked $16,778.90. And the adjusted rate that exactly equals the fixed payment is 7.451%: at 7.451% the adjusted payment is $2,747.78, within $0.06 of the fixed $2,747.72.

What the defaults assume

The defaults are a $400,000 loan over 30 years, a fixed rate of 7.32% — the Freddie Mac Primary Mortgage Market Survey rate for the week ending October 22, 2026 — against a 5/1 ARM at 6.27% for the first 5 years — the Bankrate national average on October 28, 2026 — adjusting to 7.00% at month 61, compared over 5 years. They are a starting point, not a quote: the model counts principal and interest only. Property tax, homeowners insurance, mortgage insurance, closing costs and refinancing costs are not in it — and an ARM refinance to escape a bad adjustment costs thousands in closing costs, which no monthly figure captures. The adjusted rate is a single scenario: real ARMs adjust to SOFR plus a margin of typically 2.5–3.0%, move in steps limited by caps (typically 2 points at the first adjustment, 1 point a year after, 5 points over the life of the loan), and can adjust more than once. The model assumes the adjusted rate stays flat after month 61 and that you make every payment on time. Change the adjusted rate to your caps' worst case before you trust the verdict.

These notes repeat in every explainer section because this page is built to be read start to finish: the adjusted rate is a scenario, not a forecast; the 5-year horizon is the decision; and monthly saving and total cost can point different ways.

Accuracy & limitations

Figures are the model's own totals on the numbers you type, computed to the cent from unrounded values: the payments come from the amortization factor, the balances from the amortization formula, and the total cost is the payments made plus the remaining balance — the displayed monthly saving is rounded, so the 5-year saving is the exact monthly saving times 60, not the rounded figure times 60. The real-world anchors are the Freddie Mac Primary Mortgage Market Survey for the week ending October 22, 2026 (morningstar.com/news/globe-newswire/9851396/mortgage-rates-decrease-to-732), which put the 30-year fixed rate at 7.32%; and Bankrate's 5/1 ARM rates page (bankrate.com/mortgages/5-1-arm-rates/), which put the 5/1 ARM national average at 6.27% on October 28, 2026 — the same day the Bankrate/WSJ table showed the 30-year fixed at 7.31%. Rates move daily: check the current rate before you decide, and remember the fixed rate you lock is the one in your loan estimate, not the one in a survey. The adjusted rate is a scenario, not a forecast: the real adjustment is SOFR plus a margin of typically 2.5–3.0%, limited by caps (typically 2 points at the first adjustment, 1 point a year after, 5 points lifetime), and the model holds the adjusted rate flat after month 61 instead of moving it at each adjustment. The model leaves out property tax, homeowners insurance, mortgage insurance, closing costs, refinancing costs, and the value of certainty — a fixed rate never changes, and that certainty is worth something the numbers cannot price. Frequently asked questions

Is a 5/1 ARM better than a fixed-rate mortgage?

On the defaults, yes for the first five years — the ARM saves $279.65 a month and $21,126.81 over 5 years. But the answer turns on the adjusted rate and how long you stay: at 8.00% the ARM keeps its lead only until month 174.

What happens when my 5/1 ARM adjusts?

At month 61 the payment is recomputed on the remaining balance — $373,437.90 — over the remaining 25 years at the new rate. At 7.00% the new payment is $2,639.38 a month, still below the fixed $2,747.72; at 8.00% it is $2,882.25, above it.

What adjusted rate wipes out the ARM's advantage?

7.451% equalizes the payment: at 7.451% the adjusted payment is $2,747.78, within $0.06 of the fixed $2,747.72. And 8.53% is the smallest adjusted rate at which the ARM loses its total-cost lead within 10 years.

How long does the ARM stay ahead?

At 7.00% it never falls behind — it keeps its total-cost lead for the whole 30-year term. At 8.00% it keeps the lead until month 174 (14.5 years); at 6.50% it wins by $37,949.59 at 10 years.

What are today's mortgage rates?

The 30-year fixed rate is 7.32% (Freddie Mac PMMS, week ending October 22, 2026; Bankrate showed 7.31% on October 28) and the 5/1 ARM is 6.27% (Bankrate national average, October 28, 2026). Rates move daily — check the current rate before you decide.

Should I take the ARM if I might move in 5 years?

That is the case the ARM is built for: if you sell or refinance before month 61, the adjustment never happens and the $16,778.90 saving is banked. If you might stay past month 61, run the 8.00% scenario before you decide.

What costs does the calculator leave out?

Property tax, homeowners insurance, mortgage insurance, closing costs and refinancing costs. It also does not model rate caps — a typical 5/1 ARM caps the first adjustment at 2 points and later ones at 1 point a year, so the rate cannot jump straight to 8.00%.

What if the fixed rate were 6.50%?

The ARM still saves $60.20 a month, but the fixed loan wins the 10-year total cost by $4,384.21 — the break-even is Month 91 (7.5833333333 years). A small monthly saving is fragile: a cheaper fixed rate can flip the long-term verdict.
