Amortization Calculator: Payment, Interest & Schedule

On the defaults — a $300,000 loan at 6.5% over 30 years — the monthly payment is $1,896.20, the total interest is $382,633.47 and the total paid is $682,633.47. Put in your own loan amount, rate and term, and the calculator works out your monthly payment, your total interest and your total paid — and shows the first year of the schedule, payment by payment, so you can see how little of the early payments is principal. This one finds the amortization — the payment that pays a fixed-rate loan off exactly over its term, and how each payment splits into interest and principal: the amortization-schedule-calculator page is the FULL SCHEDULE — every payment to the final one, printable — not the headline payment and first-year preview; the mortgage-calculator page is the TRUE MONTHLY COST — principal, interest, tax, insurance, PMI and HOA — not the loan payment alone; the loan-payoff-calculator page is the PAYOFF DATE — when the balance reaches zero, and what extra payments save — not the amortization itself; and the emi-loan-calculator page is the EMI — the same monthly payment under its other name — not the schedule behind it. No amortization calculator of this kind exists on this site — this one is the first.

Amortization calculator

Monthly payment = loan amount × monthly rate × (1 + monthly rate)payments ÷ ((1 + monthly rate)payments − 1); total paid = payment × payments; total interest = total paid − loan amount. On the defaults — $300,000 loan; 6.5% APR; 30 years; payment $1,896.20 a month; total interest $382,633.47; total paid $682,633.47. The payment is $1,896.20 a month, the total interest is $382,633.47 and the total paid is $682,633.47: the loan costs $382,633.47 in interest over 30 years, which is more than the $300,000 borrowed. The payment, the total interest and the total paid are three outputs, never the same number. The first year is mostly interest — the first payment is $1,625.00 of interest and only $271.20 of principal, and after 12 payments the balance is still $296,646.82: only $3,353.18 of principal is gone in the whole first year. A shorter term costs more a month but saves a fortune in interest — 15 years costs $2,613.32 a month but the total interest is only $170,397.98, $212,235.49 less than the 30-year loan. When the APR is 0% the payment is simply the loan divided by the number of payments — $833.33 a month — and the total interest is $0.00. When the term is 1 year the balance after 12 payments is $0.00 — the loan is gone. A one-dollar move in the loan amount moves the payment by only $0.006, so the neighbour’s displayed payment can sit a hair from the target — the page prints the unrounded six-decimal payment and total interest in full so the rounding does not mislead you. The calculator shows all of it with notes, never hides it.

Your loan amount — what you borrow, in dollars — the default is $300,000.

Your annual rate — the APR on the loan, in percent a year — the default is 6.5%.

Your loan term — how many years you take to pay it off — the default is 30.

What does a $1,896.20 payment mean?

It means a $300,000 loan at 6.5% over 30 years costs $1,896.20 every month for 360 months, and $382,633.47 of interest on top of the $300,000 borrowed — $682,633.47 in total. The payment, the total interest and the total paid are three outputs, never the same number — the payment is what leaves your account each month, the total interest is what the loan costs you, and the total paid is what the loan costs you in all.

Three things to check before you trust the number

The first year is mostly interest. The first payment is $1,625.00 of interest and only $271.20 of principal, and after 12 payments the balance is still $296,646.82. If your balance barely moves in the first year, the loan is working as it should — it is not a mistake.

A shorter term costs more a month but saves a fortune. The same $300,000 at 6.5% over 15 years costs $2,613.32 a month but the total interest is only $170,397.98 — $212,235.49 less. Compare loans by their total interest, never by their payment alone, when the terms differ.

The rate is what the loan costs, not the payment. A 1.5-point rise in the rate, from 6.5% to 8%, lifts the payment from $1,896.20 to $2,201.29 a month and the total interest from $382,633.47 to $492,465.74. A small rate difference is a large money difference over 30 years.

Worked example

On the defaults: $300,000 loan; 6.5% APR; 30 years.

  1. Monthly rate: 6.5% ÷ 12 = 0.541667% a month.
  2. Number of payments: 30 × 12 = 360.
  3. Monthly payment: $300,000 × 0.00541667 × (1.00541667)360 ÷ ((1.00541667)360 − 1) = $1,896.20.
  4. Total paid: $1,896.20 × 360 = $682,633.47.
  5. Total interest: $682,633.47 − $300,000 = $382,633.47.
  6. First payment: $300,000 × 0.541667% = $1,625.00 of interest, so $271.20 of principal, leaving a balance of $299,728.80.
  7. Largest loan for a $2,000 payment: $316,421 — at $316,421 the payment is $2,000.00 unrounded 1999.995961, and at $316,422 it is $2,000.00 unrounded 2000.002281.
  8. Largest loan for $300,000 of interest: $235,212 — at $235,212 the total interest is $299,999.94, and at $235,213 it is $300,001.22.

After 12 payments you have paid $19,401.27 of interest and $3,353.18 of principal, and the balance is $296,646.82. The first payment is $1,625.00 of interest and only $271.20 of principal — the interest falls a little every month and the principal rises a little, until the last payment is almost all principal.

What the defaults assume

The defaults are a $300,000 loan at 6.5% over 30 years, with the same payment every month and no extra payments, no fees and no taxes — the payment is principal and interest only. They are a starting point, not a benchmark: a mortgage, a car loan and a personal loan have very different rates and terms, and the right loan for you is the one whose payment you can afford and whose total interest you can accept. Change the three numbers to your own and the calculator recomputes instantly. The first year is mostly interest — it is not a mistake, it is how amortization works: the interest is charged on the balance, and the balance is largest at the start.

These notes repeat in every explainer section because this page is built to be read start to finish: the defaults are one loan’s numbers, not a standard; the first year is mostly interest; a shorter term costs more a month but saves a fortune in interest; and the rate is what the loan costs, not the payment.

Who uses this

Accuracy & limitations

The calculator does the arithmetic exactly — the payment is the loan times the monthly rate times the compounding factor divided by the factor minus one, the total paid is the payment times the number of payments, and the total interest is the total paid minus the loan — and every figure on this page is checked against an independent model. What it cannot do is predict your loan: a real mortgage adds taxes, insurance, PMI and HOA on top of the payment, and an adjustable rate changes the payment when the rate changes. It also assumes the same payment every month with no extra payments — an extra payment shortens the loan and saves interest, and the loan-payoff-calculator page works that out. And the payment is $2,000.00 unrounded 1999.995961 at a $316,421 loan and $2,000.00 unrounded 2000.002281 at $316,422 — both display as $2,000.00, so the page prints the unrounded figure so the rounding does not mislead you.

Frequently asked questions

What is amortization?

Amortization is paying a loan off in equal monthly payments, where each payment covers the interest charged that month and the rest pays down the balance — on the defaults the first payment is $1,625.00 of interest and $271.20 of principal, and the last payment is almost all principal.

How do I calculate my monthly loan payment?

Multiply the loan by the monthly rate and the compounding factor, then divide by the factor minus one: $300,000 at 6.5% over 30 years is $1,896.20 a month. Put your own three numbers into the calculator above and it does the rest.

Why is my first year mostly interest?

Because the interest is charged on the balance, and the balance is largest at the start — the first payment is $1,625.00 of interest and only $271.20 of principal. After 12 payments the balance is still $296,646.82: only $3,353.18 of principal is gone in the whole first year.

How much interest will I pay on a $300,000 loan?

At 6.5% over 30 years, $382,633.47 — more than the loan itself. At 5% it is $279,767.35, and over 15 years at 6.5% it is only $170,397.98. The rate and the term decide the interest, not the loan alone.

What loan can I afford with a $2,000 payment?

At 6.5% over 30 years, $316,421: at $316,421 the payment is $2,000.00 unrounded 1999.995961, and at $316,422 it is $2,000.00 unrounded 2000.002281 — just above. The calculator’s reverse check works this out for any set of numbers.

Does a shorter term save money?

Yes — a lot. The same $300,000 at 6.5% over 15 years costs $2,613.32 a month but the total interest is only $170,397.98, $212,235.49 less than the 30-year loan. The 15-year-vs-30-year-mortgage page compares the two terms side by side.

What is the difference between amortization and an amortization schedule?

Amortization is the payment and the split into interest and principal; the schedule is the full list of every payment to the final one. The amortization-schedule-calculator page prints the whole schedule for any fixed-rate loan.

What if my rate is 0%?

Then the payment is simply the loan divided by the number of payments — $300,000 over 30 years is $833.33 a month — and the total interest is $0.00. No interest, no amortization curve: every payment is all principal.
