Townhouse vs single-family home calculator
Put both prices, the HOA dues and the shared loan and growth rates in: $350,000 with $150 HOA against $500,000 with $25 HOA is a townhouse win by $51,256.94 over 10 years.
★ COMPARISONS · HOUSING · TOWNHOUSE VS HOUSE
On the defaults — townhouse $350,000 with $150 a month HOA against a $500,000 house with $25 a month HOA — the townhouse net 10-year cost is $172,599.52 against the house $223,856.46: the townhouse wins by $51,256.94. This page compares a TOWNHOUSE against a DETACHED single-family home over 10 years — purchase price, mortgage, HOA dues, maintenance, property tax, appreciation and selling costs, with the equity left after selling counted back. It is not the condo-vs-house page: that page compares a CONDO — a single unit inside a larger building, with building-wide HOA and a very different maintenance profile — against a house, while this page compares a townhouse, an attached multi-floor home with its own roof and yard and a townhouse-scale HOA, against a detached house. The townhouse-vs-condo page is the other townhouse comparison — townhouse against condo — not townhouse against a detached house. The mortgage-calculator page works out one loan on its own, and the rent-vs-buy-house page compares buying against renting, not two kinds of home against each other.
Put both prices, the HOA dues and the shared loan and growth rates in: $350,000 with $150 HOA against $500,000 with $25 HOA is a townhouse win by $51,256.94 over 10 years.
It means that over 10 years you pay $377,374.86 on the townhouse — the $70,000.00 down payment, 120 mortgage payments of $1,769.79, $150 a month HOA, 1% maintenance a year and 1.2% property tax a year — and you walk away from the sale with $204,775.33 of equity after the remaining balance and 6% selling costs. Pay minus equity left is $172,599.52. On the house the same arithmetic is $516,392.65 paid and $292,536.19 of equity left, for a net of $223,856.46. The townhouse wins by $51,256.94 not because its monthly payment is lower in isolation, but because the $150,000 price gap outweighs the $125-a-month HOA gap: the HOA gap is only $15,000 over 10 years, while the price gap moves the down payment, the loan, the maintenance and the tax all at once. The monthly all-in cost tells the same story another way: $2,561.46 a month for the townhouse against $3,469.94 a month for the house.
The monthly payment here is the mortgage only. HOA dues, maintenance and tax are real monthly costs too, and they are counted in total paid and in the all-in monthly figure — but if you compare only the mortgage lines, $1,769.79 against $2,528.27, you understate the townhouse by $150 a month and the house by $25 a month. Judge the homes on net cost or on all-in monthly cost, never on the mortgage line alone.
One appreciation rate on both homes favours the dearer house. At the same 3% a year, the $500,000 house gains more dollars than the $350,000 townhouse, so appreciation always helps the house side relatively. That is why the appreciation reverse flips: at about 5.5% a year the house extra appreciation finally outweighs the townhouse price advantage. If you believe the townhouse area will appreciate faster than the house area, type different stories by running the calculator twice, once per appreciation rate, and comparing the two nets by hand — this page holds one rate for both sides by design.
A townhouse HOA is not a house HOA. A detached house with a $25 HOA usually pays for a neighbourhood entrance and little else, while a townhouse HOA at $150 typically covers shared walls, roofing, exterior maintenance and common areas — costs a detached owner pays directly instead. The maintenance rate here is the same 1% on both prices, so it already charges the house more dollars; if your townhouse HOA genuinely replaces most maintenance, a lower townhouse maintenance rate is the honest adjustment, and it only widens the townhouse win.
On the defaults: townhouse $350,000 with $150 HOA, house $500,000 with $25 HOA, 20% down, 6.5% APR over 30 years, maintenance 1%, tax 1.2%, appreciation 3%, selling costs 6%, sale after 10 years.
And the other way: the house price that ties the two nets is about $384,000, the townhouse HOA that ties them is about $580 a month, and the appreciation rate that ties them is about 5.5% a year.
The defaults are a $350,000 townhouse with $150 a month HOA and a $500,000 detached house with $25 a month HOA, both bought with 20% down at 6.5% APR over 30 years, maintenance at 1% of price a year, property tax at 1.2% of price a year, appreciation at 3% a year, selling costs at 6%, and a sale after exactly 10 years. The model is one mortgage formula applied twice, plus the same carrying and sale arithmetic on both sides: total paid is the down payment plus 120 mortgage payments plus 120 months of HOA plus 10 years of maintenance plus 10 years of tax, the remaining balance is the standard amortisation balance after 120 payments, the future value compounds the price at the appreciation rate for 10 years, equity is the future value less the balance less selling costs, and net cost is total paid less equity. The house-price reverse is checked at $1,000 either side, because a $1,000 price move moves the house net by about $442 and shows the step cleanly; the HOA reverse is checked at $10 a month either side, because $10 a month is $1,200 over 10 years; the appreciation reverse is checked at 0.1% either side. The model does not count closing costs on purchase, homeowners insurance, utilities, special assessments, tax deductions, refinancing, or moving costs — those belong to the actual purchase, not to this comparison.

Figures are the model arithmetic on the numbers you type, computed from unrounded values: the monthly mortgage payment is the standard amortisation formula on the loan, term and APR; total paid is the down payment plus 120 mortgage payments plus 120 months of HOA plus 10 years of maintenance plus 10 years of property tax; the future value compounds the price at the appreciation rate for 10 years; equity is the future value less the balance after 120 payments less selling costs; net cost is total paid less equity. The displayed figures are rounded to 2dp, so rounded components may differ by a cent. The main limitations are the inputs, not the arithmetic: maintenance and tax are modelled as fixed percents of the original price, not of a changing assessed value; appreciation is a single smooth rate, not a real market path; and the model excludes purchase closing costs, homeowners insurance, utilities, special assessments, tax deductions, refinancing and moving costs. This page is a calculation tool, not financial or housing advice.
On a $350,000 townhouse with $150 a month HOA against a $500,000 house with $25 a month HOA, the 10-year net costs are $172,599.52 and $223,856.46 — the townhouse wins by $51,256.94. Source: Bright Side Kit, brightoolbox.com.
Total paid over 10 years minus the equity left after selling. Total paid is the down payment plus 120 mortgage payments plus 120 months of HOA plus 10 years of maintenance plus 10 years of property tax; equity is the future value less the remaining balance less selling costs. Townhouse $172,599.52 against house $223,856.46 on the defaults.
The $150,000 price gap outweighs the $125-a-month HOA gap. The HOA gap is only $15,000 over 10 years, while the price gap moves the down payment ($30,000), the loan and every price-linked cost at once. The townhouse wins by $51,256.94.
About $384,000. At $383,000 the house net is $172,176.05 (house wins by $423.47); at $384,000 it is $172,617.76 (townhouse wins by $18.24); at $385,000 it is $173,059.47 (townhouse wins by $459.95).
About $580 a month. At $570 the townhouse net is $222,999.52 (townhouse wins by $856.94); at $580 it is $224,199.52 (house wins by $343.06); at $590 it is $225,399.52 (house wins by $1,543.06).
About 5.5% a year. At 5.4% the townhouse net is $58,072.64 (townhouse wins by $2,173.99); at 5.5% it is $52,768.48 (house wins by $99.22); at 5.6% it is $47,418.88 (house wins by $2,391.91). Faster appreciation favours the dearer house.
The house wins by $15,000.00. With identical prices, loans, maintenance and tax, the only difference left is the HOA: $150 against $25 a month is $125 a month, or $15,000 over 10 years.
No — the monthly payment is the mortgage payment only. The all-in monthly cost adds HOA, maintenance and tax: $2,561.46 a month for the townhouse against $3,469.94 a month for the house on the defaults.
No — this is a calculation tool, not advice. It excludes purchase closing costs, insurance, utilities, special assessments, tax deductions and moving costs, and it assumes one smooth appreciation rate. Use it to compare scenarios, then check the real figures for the homes you are considering.
