How to Calculate Insulation Cost — Step by Step
A 40 by 25 ft room costs $2,200.00 to insulate. The room is 1,000 square feet, the billable area is 1,100 square feet, the materials are $1,320.00 and the labour is $880.00. That is $2.20 per square foot. This guide works through the six steps in order, so you can price any insulation job with a tape measure and a calculator.
The six steps at a glance
An insulation job costs three things, not one: the materials, the labour and the waste. The materials are the batts or the foam themselves, priced by the billable area. The labour is the fitting, priced by the billable area too. The six steps are: measure the length and the width, work out the room area, add the waste and work out the billable area, price the materials, price the labour, and add it all up. The worked example is a 40 by 25 ft room, materials at $1.20 a square foot and labour at $0.80 a square foot, and it comes to $2,200.00, or $2.20 a square foot.
Step 1 — Measure the length and the width
Measure the length of the room in feet, from wall to wall, and the width the same way. A typical living room is about 40 by 25 ft, and that is the size the worked example uses. Measure at the floor, where the insulation starts, and write both numbers down. If the room is not a rectangle, split it into rectangles and work out each one on its own: a 40 by 25 ft room with a 10 by 10 ft alcove is two rooms for pricing, and one rectangle understates the area.
Step 2 — Work out the room area
The room area is the length times the width. For the worked example, 40 times 25 is 1,000 square feet. That is the area the insulation covers before the waste is added, and it is the area the cost per square foot is divided by at the end. A room half as big again — 50 by 30 ft, or 1,500 square feet — costs half as much again, because the price is per square foot. Measure twice: an area that is wrong by 10 percent makes the price wrong by 10 percent too.
Step 3 — Add the waste and work out the billable area
The billable area is the room area times 1 plus the waste: for the worked example, 1,000 times 1.10 is 1,100 square feet. The waste is the offcuts and the damaged batts, and about 10 percent is typical for a rectangular room. The materials and the labour are both priced on the billable area, not on the room area, because the offcuts are paid for too. With 0 percent waste the billable is 1,000 square feet, but it leaves nothing for an offcut or a damaged batt.
Step 4 — Price the materials
The materials are the billable area times the material price per square foot: for the worked example, 1,100 times $1.20 is $1,320.00. Typical material prices are fibreglass batts $1.20, cellulose $1.50, mineral wool $1.80 and spray foam $3.50 per square foot. The material is the part that changes the most between quotes, so get the price in writing before you compare them. At $3.50 a square foot the materials for this room are $3,850.00, and at $1.50 they are $1,650.00.
Step 5 — Price the labour
The labour is the billable area times the labour rate per square foot: for the worked example, 1,100 times $0.80 is $880.00. About $0.80 a square foot is typical for fitting batts; enter $0 if you do the labour yourself, and the total falls to $1,320.00. The labour is two-fifths of the job, and it is the part that changes the most between contractors, so get the rate in writing before you compare them. A badly fitted batt insulates badly, so a cheap rate that leaves gaps is no saving.
Step 6 — Add it up, and work out the cost per square foot
Add the materials and the labour together: for the worked example, $1,320.00 plus $880.00 is $2,200.00. That is the total insulation cost. To work out the cost per square foot, divide the total by the room area: $2,200.00 divided by 1,000 is $2.20 a square foot. Use the per-square-foot figure to compare quotes: two contractors can quote different totals for the same room. A $3,000 budget covers 1,363.64 square feet of room, and a $5,000 budget covers 2,272.73 square feet.
The worked example, line by line
Setup: 40 by 25 ft, material $1.20 a square foot, labour $0.80 a square foot, waste 10 percent, budget $3,000. Line 1, the room area: 40 times 25 is 1,000.00 square feet. Line 2, the billable area: 1,000 times 1.10 is 1,100.00 square feet. Line 3, the materials and the labour: 1,100 times $1.20 is $1,320.00, and 1,100 times $0.80 is $880.00. Line 4, the total: $1,320.00 plus $880.00 is $2,200.00, or $2.20 a square foot. Line 5, the budget: $3,000 covers 1,363.64 square feet of room, $5,000 covers 2,272.73, and $2,200 covers 1,000.00. Every figure here comes from the same six steps, and the insulation cost calculator runs them for any room you enter.
Other rooms, checked
A 32 by 25 ft room is 800.00 square feet of room, the billable is 880.00 square feet, and the materials are $1,056.00. The labour is $704.00, and the total is $1,760.00, or $2.20 a square foot. A 50 by 30 ft room is 1,500.00 square feet of room, the billable is 1,650.00 square feet, and the room costs $3,300.00. At $3.50 a square foot for spray foam the room costs $4,730.00, with DIY labour at $0 it costs $1,320.00, and with 0 percent waste it costs $2,000.00.
What the six steps leave out
The six steps price the insulation itself, and they leave out the vapour barrier, the air sealing, the ventilation, and tax. Ask the contractor whether the quote includes those. A room with a curved wall, a sloped ceiling, or a lot of corners costs more than the six steps say, because the insulation is cut to fit and the waste is higher. A bigger room costs more in total, but the same per foot, because the materials and the labour both grow with the area. For the R-values of the materials, see the insulation R-value chart, and for the drywall for the same room, see the drywall cost calculator.

Frequently asked questions
How do you calculate insulation cost?
Area, plus the waste, then price the materials and the labour. The area is 40 times 25, which is 1,000 square feet, the billable is 1,000 times 1.10, which is 1,100 square feet, the materials are 1,100 times $1.20, which is $1,320.00, and the labour is 1,100 times $0.80, which is $880.00. The total is $1,320.00 plus $880.00, which is $2,200.00.
How much does it cost to insulate a 40 by 25 ft room?
$2,200.00. The room is 1,000.00 square feet, the billable area is 1,100.00 square feet, the materials are $1,320.00, and the labour is $880.00. That is $2.20 per square foot.
How much does insulation cost per square foot?
$2.20 a square foot for this room. The total is $2,200.00 for 1,000 square feet of room, which is $2,200.00 divided by 1,000. The materials are $1.32 a foot and the labour is $0.88 a foot, both priced on the billable area.
How many square feet does a $3,000 budget cover?
1,363.64 square feet of room. The cost per square foot of area is 1.10 times $1.20 plus $0.80, which is $2.20, and $3,000 divided by $2.00 is 1,500.00 billable square feet, which is 1,500 divided by 1.10, or 1,363.64 square feet of area. A $5,000 budget covers 2,272.73 square feet.
What does a 50 by 30 ft room cost to insulate?
$3,300.00. The area is 1,500.00 square feet, the billable is 1,650.00 square feet, the materials are $1,980.00, and the labour is $1,320.00. That is $2.20 a square foot.
How much does spray foam insulation cost?
$4,730.00 for this room. At $3.50 a square foot the materials are 1,100 times $3.50, which is $3,850.00, the labour is $880.00, and the total is $4,730.00, or $4.73 a square foot. Spray foam is more than twice the price of fibreglass batts.
