Insulation cost — materials, labour and price per sq ft

An insulation job is priced by the room area, but the job is three parts: the materials, the labour and the waste. The materials are priced by the billable area, and the labour is priced by the billable area too. This calculator works out the room area, adds the waste, and prices the materials and the labour — so the number you get is the number you pay.

The length of the room in feet, from wall to wall. Measure the run you insulate, not the straight-line distance if the room is not a rectangle. The default is 40 ft.

The width of the room in feet, from wall to wall. A 25 ft width is typical for a living room, and a 12 ft width is typical for a bedroom. The default is 25 ft.

What the insulation material costs per square foot, in dollars. Typical prices: fibreglass batts $1.20, cellulose $1.50, mineral wool $1.80, spray foam $3.50 per sq ft. The default is $1.20.

What the labour costs per square foot, in dollars, for installing the insulation. About $0.80 a square foot is typical; enter $0 if you do the labour yourself. The default is $0.80.

How much extra insulation to allow for offcuts and damaged batts, as a percent of the room area. About 10% is typical for a rectangular room. The default is 10%.

Your insulation budget in dollars. The calculator works out how many square feet of room the budget covers, after the materials and the labour. The default is $3,000.

Total insulation cost$2,200.0040 x 25 ft room = 1,000.00 sq ft: billable 1,100.00 sq ft, materials $1,320.00 + labour $880.00 = $2,200.00. That is $2.20/sq ft.

How insulation cost is worked out

An insulation job has three costs, not one: the materials, the labour and the waste. The area is the length times the width. The billable area is the area times 1 plus the waste, because the offcuts and the damaged batts are paid for too. The materials are the billable area times the material price per square foot, and the labour is the billable area times the labour rate per square foot. The total adds the materials and the labour, and the cost per square foot all-in is the total divided by the room area.

At the defaults — 40 by 25 ft, material $1.20/sq ft, labour $0.80/sq ft, waste 10% — the area is 40 × 25 = 1,000.00 sq ft, the billable area is 1,000 × 1.10 = 1,100.00 sq ft, the materials are 1,100 × $1.20 = $1,320.00, the labour is 1,100 × $0.80 = $880.00, and the total is $1,320.00 + $880.00 = $2,200.00 — which is $2,200.00 ÷ 1,000 = $2.20/sq ft.

The worked example, line by line

Setup: 40 by 25 ft, material $1.20/sq ft, labour $0.80/sq ft, waste 10%, budget $3,000.

Line 1 — the area. 40 × 25 = 1,000.00 sq ft.

Line 2 — the billable area. 1,000 × 1.10 = 1,100.00 sq ft.

Line 3 — the materials and the labour. 1,100 × $1.20 = $1,320.00 of materials, and 1,100 × $0.80 = $880.00 of labour.

Line 4 — the total. $1,320.00 + $880.00 = $2,200.00, which is $2,200.00 ÷ 1,000 = $2.20/sq ft.

Line 5 — the budget. The cost per square foot of area is 1.10 × ($1.20 + $0.80) = $2.20, so a $3,000 budget buys $3,000 ÷ $2.00 = 1,500.00 billable sq ft, which is 1,500 ÷ 1.10 = 1,363.64 sq ft of area. A $5,000 budget buys 2,500.00 billable sq ft, or 2,272.73 sq ft of area, and a $2,200 budget buys 1,100.00 billable sq ft, or 1,000.00 sq ft — the default room itself.

Every branch, checked

32 by 25 ft room: the area is 32 × 25 = 800.00 sq ft, the billable area is 800 × 1.10 = 880.00 sq ft, the materials are 880 × $1.20 = $1,056.00, the labour is 880 × $0.80 = $704.00, and the total is $1,760.00, or $2.20/sq ft. A smaller room costs less in total, but the same per foot, because the materials and the labour both grow with the area.

Spray foam $3.50 a square foot: the materials rise to 1,100 × $3.50 = $3,850.00, the labour stays $880.00, and the total is $4,730.00, or $4.73/sq ft. Spray foam is the dearest common material — more than twice the price of fibreglass batts — and it more than doubles the job.

DIY labour $0: with no labour, the total is the materials alone, $1,320.00, or $1.32/sq ft. Doing the labour yourself saves $880.00 on this room, which is two-fifths of the job — but only if you can fit the batts tight, with no gaps and no compression, because a badly fitted batt insulates badly.

Waste 0%: with no waste, the billable area is the room area, 1,000.00 sq ft, the materials are $1,200.00, the labour is $800.00, and the total is $2,000.00, or $2.00/sq ft. Zero waste saves $200.00 here, but it leaves nothing for an offcut or a damaged batt, so 10% is the safer allowance.

Cellulose $1.50 a square foot: the materials rise to 1,100 × $1.50 = $1,650.00, the labour stays $880.00, and the total is $2,530.00, or $2.53/sq ft. Cellulose costs $330.00 more than fibreglass batts on this room, and it is blown in rather than cut to fit.

Extra — 50 by 30 ft room: the area is 50 × 30 = 1,500.00 sq ft, the billable area is 1,500 × 1.10 = 1,650.00 sq ft, the materials are 1,650 × $1.20 = $1,980.00, the labour is 1,650 × $0.80 = $1,320.00, and the total is $3,300.00, or $2.20/sq ft. A room half as big again costs half as much again, because the price is per square foot.

Reverse — the budgets: the cost per square foot of area is 1.10 × ($1.20 + $0.80) = $2.20, so a $3,000 budget buys 1,500.00 billable sq ft, which is 1,363.64 sq ft of area, a $5,000 budget buys 2,500.00 billable sq ft, which is 2,272.73 sq ft of area, and a $2,200 budget buys 1,100.00 billable sq ft, which is 1,000.00 sq ft — the default room, which is the sanity check that the reverse works.

What the defaults assume

The model assumes a rectangular room with a flat floor or ceiling: a room with a curved wall, a sloped ceiling, or a lot of corners changes the area, because the insulation is cut to fit. It assumes the material price is per square foot of billable area, the labour is priced by the billable area, and the waste is 10% of the room area. It leaves out the vapour barrier, the air sealing, the ventilation, and tax — ask the contractor whether the quote includes those. Typical material prices are fibreglass batts $1.20, cellulose $1.50, mineral wool $1.80 and spray foam $3.50 per sq ft. Rounding convention: money is rounded to cents, areas to 2 decimals, and all figures are computed from unrounded values, rounded only for display.

Who uses this

  • The homeowner insulating a living room: they learn a 40 by 25 ft room costs $2,200.00 — $1,320.00 of materials and $880.00 of labour — so they know the exact number before they call the contractor, and they know it is $2.20 a square foot, not a guess.
  • The renovator choosing between spray foam and batts: they learn spray foam costs $4,730.00 against $2,200.00 for fibreglass batts — so they check whether the spray foam is worth more than twice the price, because the materials alone are $3,850.00.
  • The DIYer weighing doing it themselves: they learn the labour is $880.00 of the $2,200.00, and doing it themselves brings the total to $1,320.00 — so they check whether the $880.00 saving is worth the weekend of fitting batts, because a badly fitted batt insulates badly.
  • The renovator on a $3,000 budget: they learn $3,000 covers 1,363.64 sq ft of room — so they know the 40 by 25 ft room fits with room to spare, and the 50 by 30 ft room does not, because it needs $3,300.00.

Accuracy & limitations

The math is exact for the numbers you enter: the area is the length times the width, the billable area is the area times 1 plus the waste, the materials are the billable area times the material price, the labour is the billable area times the labour rate, and the total is the materials plus the labour. What the model cannot do is measure your room for you: measure the floor or the ceiling, and for a room that is not a rectangle, split it into rectangles, work out each one, and add them together. It leaves out the vapour barrier, the air sealing, the ventilation, and tax — ask the contractor whether the quote includes those. It assumes the material price is per square foot of billable area. The reverse is an approximation: it prices the materials and the labour as a continuous rate, so a budget that just covers the job can fall short by one batt. For the R-values of the materials, see insulation R-value chart; for the drywall for the same room, see drywall cost calculator.

Frequently asked questions

How much does it cost to insulate a 40 by 25 ft room?

$2,200.00. The room is 1,000.00 sq ft, the billable area with 10% waste is 1,100.00 sq ft, the materials are $1,320.00, and the labour is $880.00. That is $2.20 per sq ft.

How do you calculate insulation cost?

Area, plus the waste, then price the materials and the labour. The area is 40 × 25 = 1,000.00 sq ft, the billable is 1,000 × 1.10 = 1,100.00 sq ft, the materials are 1,100 × $1.20 = $1,320.00, and the labour is 1,100 × $0.80 = $880.00. The total is $1,320.00 + $880.00 = $2,200.00.

How much does insulation cost per square foot?

$2.20 a square foot for this room. The total is $2,200.00 for 1,000 sq ft of room, which is $2,200.00 ÷ 1,000. The materials are $1.32 a foot and the labour is $0.88 a foot, both priced on the billable area.

How much does spray foam insulation cost?

$4,730.00 for this room. At $3.50 a square foot the materials are 1,100 × $3.50 = $3,850.00, the labour is $880.00, and the total is $4,730.00, or $4.73 a square foot. Spray foam is more than twice the price of fibreglass batts.

How much room does a $3,000 budget cover?

1,363.64 sq ft of room. The cost per square foot of area is 1.10 × ($1.20 + $0.80) = $2.20, and $3,000 ÷ $2.00 = 1,500.00 billable sq ft, which is 1,500 ÷ 1.10 = 1,363.64 sq ft of area. A $5,000 budget covers 2,272.73 sq ft.

What does a 50 by 30 ft room cost to insulate?

$3,300.00. The area is 1,500.00 sq ft, the billable is 1,650.00 sq ft, the materials are $1,980.00, and the labour is $1,320.00. That is $2.20 a square foot.

How much do I save by doing the labour myself?

$880.00 on this room. With DIY labour at $0 the total is $1,320.00, or $1.32 a square foot, against $2,200.00 with the labour at $0.80 a square foot. The labour is two-fifths of the job, so doing it yourself is the second-biggest saving there is.

How much waste should I allow for insulation?

10% is typical. For this room 10% waste takes the billable area from 1,000.00 to 1,100.00 sq ft, which adds $200.00 to the total. Zero waste saves $200.00 here, but it leaves nothing for an offcut or a damaged batt.
