Is $450.00 the right DIY cost for a 400 sq ft deck?
On the defaults — a 400-square-foot deck, a $2.50-a-square-foot pro quote, $50.00-a-gallon stain covering 200 square feet a gallon, $50.00 of supplies and 10 hours of your time at $30.00 an hour — staining the deck yourself costs $450.00, or $1.13 a square foot, against a $1,000.00 pro quote, so DIY wins by $550.00. The DIY cost is the stain plus the supplies plus your hours valued at your hourly rate; the pro cost is the deck area times the pro rate per square foot. A professional job typically costs $1.50–$4.00 per square foot, with $2.50 a common middle quote, and the price usually includes cleaning and prep. A gallon of deck stain typically costs $30–$80, with $50 a common price, and covers about 150–300 square feet. Supplies run about $40–$60, with $50 a common figure. A first-timer should allow about 8–12 hours for a 400-square-foot deck.
Four things about the model are worth stating plainly. First, the stain costs $100.00 — 400 ÷ 200 = 2 gallons × $50.00. Second, the DIY cost is $450.00 — $100.00 of stain + $50.00 of supplies + 10 × $30.00 of your time. Third, the pro cost is $1,000.00 — 400 × $2.50. And fourth, DIY wins by $550.00 — but the answer turns on your hourly value: at $85.00 an hour the two ways tie, and at $86.00 an hour hiring wins; all listed in Accuracy & limitations.
The worked example, line by line
Setup: 400 sq ft deck, pro rate $2.50/sq ft, stain $50.00/gal covering 200 sq ft/gal, supplies $50.00, 10 hours at $30.00 an hour.
Line 1 — the stain. The stain costs 400 ÷ 200 = 2 gallons × $50.00 = $100.00.
Line 2 — the DIY cost. The DIY cost is $100.00 + $50.00 + 10 × $30.00 = $450.00, or $450.00 ÷ 400 = $1.13 per square foot.
Line 3 — the pro cost. The pro cost is 400 × $2.50 = $1,000.00, or $2.50 per square foot.
Line 4 — the winner. $1,000.00 − $450.00 = $550.00 — DIY wins by $550.00.
Line 5 — the check. $100.00 + $50.00 + $300.00 = $450.00, the DIY cost; and $450.00 + $550.00 = $1,000.00, the pro quote.

The reverses, worked backwards
Smallest pro rate (to the cent) where DIY wins: At the displayed $1.13 the figures are DIY $450.00 ($1.13/sq ft); pro $452.00 ($1.13/sq ft) — DIY wins by $2.00. At the displayed $1.13 the pro total is $452.00 and DIY wins by $2.00. A note on the zero-deck edge: at 0 sq ft the DIY cost is $350.00 of supplies and hours bought for a deck that does not exist — and the per-square-foot costs show “—” with a note, never Infinity or NaN.
A note on the rounding: at the $1.13/sq ft rate the per-square-foot figures round the same — both sides show $1.13 per square foot, DIY $450.00 and pro $452.00 — while the totals differ by $2.00. The per-square-foot figures are computed in whole cents, so the displayed value is the half-up value: 450 ÷ 400 = 1.125 rounds to $1.13.

Who uses this
- The homeowner with a 400 sq ft deck: they learn staining it themselves costs $450.00 against a $1,000.00 quote — and they check the $1.13 reverse to see the smallest pro rate where DIY still wins.
- The homeowner whose time is pricey: they learn at $85.00 an hour the two ways tie exactly — and they check the $86.00 reverse to see where hiring takes over.
- The homeowner with a big deck: they learn an 800 sq ft deck costs $550.00 to stain themselves against a $2,000.00 quote — and they check the $65.00 reverse to see how much their time can be worth before DIY stops winning by $200.00.
- The homeowner facing a $2.38 quote: they learn DIY wins by $502.00 at that rate — and they check the $326.00 reverse to see how expensive stain must get before hiring wins.
Accuracy & limitations
The math is first-principles: the stain is the deck area divided by the coverage times the stain price per gallon; the DIY cost is the stain plus the supplies plus the hours times the hourly value; the pro cost is the deck area times the pro rate per square foot; the winner is the lower total. The per-square-foot figures are computed in whole cents, so the displayed value is the half-up value — 450 ÷ 400 = 1.125 rounds to $1.13. The reverses are judged on the UNROUNDED totals: at $1.12/sq ft the pro total is $448.00, below the $450.00 DIY cost, so hiring wins. What the model cannot do is price your deck: the $1.50–$4.00 pro range and the $30–$80 stain range are typical figures, not quotes; a deck that needs sanding, repairs or two coats costs more either way; and the hourly value is yours to set — an hour of a Saturday is not worth the same to everyone. Use it to see which side wins on your numbers — then get a real quote before you buy stain.

Frequently asked questions
Is it cheaper to stain the deck yourself or hire a pro?
DIY on a 400 sq ft deck, by $550.00. Staining it yourself costs $450.00 — $100.00 of stain, $50.00 of supplies and 10 hours at $30.00 an hour — against a $1,000.00 pro quote. With an 800 sq ft deck DIY wins by $1,450.00, and with only a $1.00/sq ft quote hiring wins by $50.00.
How much does a pro charge per square foot to stain a deck?
Typically $1.50–$4.00 per square foot. A common middle quote is $2.50 a square foot. At $1.13 a square foot the pro total is $452.00 and DIY wins by $2.00; at $1.12 a square foot the pro total is $448.00 and hiring wins by $2.00.
How much stain do I need for a 400 sq ft deck?
About 2 gallons. A gallon covers about 150–300 square feet — 200 is a fair planning figure — so 400 ÷ 200 = 2 gallons. At $50.00 a gallon that is $100.00 of stain.
How much is my time worth in the comparison?
Whatever an hour of your time is worth to you. At $30.00 an hour DIY wins by $550.00 on a 400 sq ft deck; at $86.00 an hour hiring wins by $10.00; and at $0.00 an hour — your time is free — DIY costs $150.00 and wins by $850.00.
When does hiring win?
With a cheap quote, pricey time or pricey supplies. Hiring wins by $50.00 when the pro rate is $1.00 a square foot, by $10.00 when your time is $86.00 an hour, and by $1.00 when supplies are $601.00. The smallest whole-dollar supplies where hiring wins is $601.00 — at $600.00 the two ways tie exactly.
How big a quote before DIY wins by $500?
A $2.38 pro rate does it on 400 sq ft. At $2.38 a square foot the pro total is $952.00 and DIY wins by $502.00. At $2.37 a square foot the pro total is $948.00 and DIY wins by $498.00 — below $500. The exact rate is 400 × rate − 450 ≥ 500, so rate ≥ 2.375.
How often should a deck be re-stained?
Every 2–3 years. Prep — cleaning, and sanding where the old stain is peeling — is what makes the new coat last. A pro also spots rotted boards and loose fasteners a brush cannot fix.
