Metal Roof vs Asphalt Shingle Roof: 30-Year Cost Compared

Over 30 years, a 2,000 sq ft roof costs exactly $18,000 whether it is metal or asphalt — one metal roof at $900 a square against two asphalt roofs at $450 a square. Put in your roof area, the two installed prices per square, the two lifespans, the horizon, and any energy, insurance or maintenance numbers, and the calculator works out the lifetime totals, the break-even year and the cost per year of service. This one is the 30-YEAR TOTAL-COST calculator — your prices, lifespans and horizon — the metal-roof-cost-calculator page is the METAL ROOF COST calculator — price per sq ft and install for metal alone — not a two-roof comparison; the shingle-vs-metal-roof page is the 25-YEAR COMPARE — a fixed-scenario shingle-versus-metal comparison — not your own prices and horizon; the diy-vs-hire-roofer page is the DIY-VS-HIRE calculator — doing the roof yourself against hiring a roofer — not metal against asphalt; and the roof-pitch-chart page is the PITCH chart — angle, slope and rafter length — not a cost comparison. No 30-year metal-versus-asphalt total-cost calculator exists on this site — this one is the first.

Metal roof vs asphalt shingle roof

A metal roof costs far more to install and lasts far longer than an asphalt one — the question is whether the longer life repays the install gap inside the years you compare. On the defaults it exactly does not: a $900-a-square metal roof with a 50-year life against a $450-a-square asphalt roof with a 20-year life, on a 2,000 sq ft roof over 30 years, ties at $18,000 each — one metal roof against two asphalt roofs. Any yearly saving at all flips the tie to metal. The prices are mid-range 2026 defaults, not quotes: installed metal runs about $550 to $1,400+ a square, asphalt about $280 to $800.

What does the tie mean?

It means that over 30 years, a 2,000 sq ft roof costs exactly $18,000 whether it is metal or asphalt — one metal roof at $900 a square against two asphalt roofs at $450 a square. The metal roof costs twice as much to install and lasts two and a half times as long, and over 30 years those two facts cancel exactly: $18,000 each, to the dollar. The tie is exact on these defaults, not approximate — it is the arithmetic of 20 × $900 against 2 × 20 × $450. Change any one input and the tie breaks: $1 a year of energy saving flips it to metal, and $1 a square off the metal price flips it to metal too.

Three things to check before you trust the number

The replacement is the whole story. Over 30 years the metal roof is bought once and the asphalt roof twice — the second asphalt roof, bought in year 21, is the $9,000 that erases metal’s install disadvantage. Inside 20 years there is only one roof each, and asphalt wins by $9,000; inside 50 years there are three asphalt roofs, and metal wins by $9,000. The horizon, not the material, decides the winner on these prices — which is why the horizon is an input, not a fixed number.

The prices are mid-range defaults, not quotes. The $900 a square for metal sits inside the published 2026 installed range of about $550 to $1,400+ a square, and the $450 for asphalt sits inside about $280 to $800 a square — but real quotes move with the metal type, the shingle grade, the pitch, the tear-off, the region and the crew. A standing-seam metal roof can run well above $900 a square, and a three-tab shingle roof well below $450. Put your own quotes in: the calculator only needs the two per-square prices, the two lifespans and the horizon.

No saving is assumed in the headline — put your own numbers in. The energy and insurance savings both default to $0, because a metal roof’s cooling saving depends on the climate, the colour and the attic, and its insurance discount depends on the carrier and the state. A metal roof that saves $150 a year on energy wins by $4,500 over 30 years, and one that saves $100 a year on insurance wins by $3,000 — both pull ahead in year 21, when the second asphalt roof is bought. If your insurer offers no discount and your summers are mild, $0 is the honest input.

Worked example

On the defaults: a 2,000 sq ft roof; metal $900 a square with a 50-year life; asphalt $450 a square with a 20-year life; 30 years; no savings, no maintenance.

  1. Find the squares: 2,000 ÷ 100 is 20 squares.
  2. Find the install cost per roof: metal 20 × $900 is $18,000; asphalt 20 × $450 is $9,000.
  3. Find how many roofs each side needs: metal ceil(30 ÷ 50) is 1 roof; asphalt ceil(30 ÷ 20) is 2 roofs.
  4. Find the lifetime totals: metal 1 × $18,000 is $18,000; asphalt 2 × $9,000 is $18,000.
  5. Find the winner: $18,000 − $18,000 is $0 — an exact tie.
  6. Find the cost per year of service: metal $18,000 ÷ 50 is $360 a year; asphalt $9,000 ÷ 20 is $450 a year — metal is cheaper per year of roof, and still ties over 30 years, because the horizon cuts the metal roof’s life short.
  7. Find the break-even year: metal is behind by $9,000 until year 21, when the second asphalt roof is bought and the totals meet — so metal never pulls ahead within the horizon.
  8. With $150 a year of energy saving: metal drops to $13,500 over 30 years and wins by $4,500, pulling ahead in year 21.

What the defaults assume

The defaults are a 2,000 sq ft roof (20 squares), metal at $900 a square with a 50-year life against asphalt at $450 a square with a 20-year life, over 30 years, with no energy or insurance saving and no maintenance either side. They are a starting point, not a quote: your roof may be bigger or smaller, your quotes will differ, and the right answer for you is the one your numbers describe. There is no inflation, no discounting and no residual value in the model — a roof bought in year 21 costs the same as one bought today — and tear-off, permits and decking repairs are not separate line items: the per-square price is the all-in installed quote. The lifespans, 50 and 20 years, sit inside the published ranges of about 40 to 70 years for metal and 20 to 30 for asphalt. Put your numbers in, read the answer, and check the working before you use it.

These notes repeat in every explainer section because this page is built to be read start to finish: the replacement is the whole story; the prices are mid-range defaults, not quotes; and no saving is assumed in the headline.

Accuracy & limitations

The arithmetic is exact on the numbers you type: 20 squares at $900 is $18,000, two asphalt roofs at $9,000 is $18,000, and the tie is exact. What the calculator cannot do is quote your roof: installed prices in 2026 run about $550 to $1,400+ a square for metal and about $280 to $800 a square for asphalt, and real quotes move with the metal type, the shingle grade, the pitch, the tear-off, the region and the crew. Lifespans are published ranges, about 40 to 70 years for metal and 20 to 30 for asphalt, not guarantees — hail, wind and installation quality move them. There is no inflation, no discounting and no residual value: a replacement in year 21 is priced at today’s dollars, and the metal roof’s remaining 20 years at the end of a 30-year horizon are worth nothing in the totals — which is why the cost per year of service ($360 against $450) tells a different story from the 30-year tie. Energy and insurance savings default to $0; get them from your utility bills and your insurer, not from this page. Treat the answer as a comparison of two quotes, not a quote itself.

Over 30 years a metal roof and an asphalt shingle roof cost exactly the same on a 2,000 sq ft roof — $18,000.00 each: one metal roof at $900 a square against two asphalt roofs at $450 a square. Metal saves $150 a year on energy and it wins by $4,500; a 50-year horizon and it wins by $9,000; a 20-year horizon and asphalt wins by $9,000. Largest whole metal price ($/sq) for metal to win over 30 years: 899. Smallest whole annual energy saving ($/yr) for metal to win: 1. Smallest whole horizon (years) for metal to win: 41. Largest whole asphalt price ($/sq) for asphalt to still win over 30 years: 449. Smallest whole asphalt lifespan (years) for asphalt to win over 30 years: 30. Largest whole horizon (years) for asphalt to win: 60. Source: Bright Side Kit, brightoolbox.com.

Frequently asked questions

Is a metal roof cheaper than asphalt shingles over 30 years?

On these defaults they tie exactly — $18,000 each over 30 years. One metal roof at $900 a square against two asphalt roofs at $450 a square. Any energy or insurance saving, or any cheaper metal price, flips the tie to metal.

How much does a metal roof cost per square in 2026?

About $550 to $1,400+ a square installed, depending on the metal type and the roof. The calculator defaults to $900 a square, inside that range. A standing-seam roof can run well above $900; get your own quote.

How much do asphalt shingles cost per square?

About $280 to $800 a square installed, depending on the shingle grade and the roof. The calculator defaults to $450 a square, inside that range. Three-tab shingles run cheaper than architectural ones.

How long does a metal roof last compared to asphalt?

About 50 years for metal against about 20 for asphalt — published ranges are roughly 40 to 70 years for metal and 20 to 30 for asphalt. Those are typical lifespans, not guarantees: hail, wind and installation quality move them.

Why does the horizon decide the winner?

Because the asphalt roof is bought again and the metal roof is not. Inside 20 years there is one roof each and asphalt wins by $9,000; inside 30 years there are two asphalt roofs and the totals tie at $18,000; inside 50 years there are three and metal wins by $9,000.

What flips the tie to metal?

Any yearly saving at all — $1 a year of energy saving flips it. At $150 a year of energy saving metal wins by $4,500, pulling ahead in year 21; at $100 a year of insurance saving it wins by $3,000. A metal price of $899 a square flips it too.

Does a metal roof save on energy or insurance?

It can — a reflective metal roof can cut cooling costs, and some insurers discount impact-resistant metal — but the calculator assumes $0 until you put your own numbers in. The saving depends on the climate, the colour, the attic and the carrier, so get it from your bills and your insurer.

What is not in this comparison?

Inflation, discounting, residual value, tear-off, permits and decking repairs. A replacement in year 21 is priced at today’s dollars, and the metal roof’s remaining 20 years at the end of a 30-year horizon are worth nothing in the totals — which is why the cost per year of service ($360 against $450) tells a different story from the 30-year tie.
