Is 14 sheets the right count for 400 sq ft?
On the defaults — 400 square feet at 10% waste of 4×8 drywall at $13.00 a sheet — the room is 14 sheets, $182.00, and without waste it is exactly 13 sheets. Drywall is sold by the sheet, and the sheet count is what you actually buy. Coverage is area times one plus the waste rate, divided by the area of one sheet. A 10% waste allowance is the standard for straight walls; allow 15% for rooms with many openings, angles or cut-outs, where cuts eat more sheet. Sheets are always rounded UP — you cannot buy part of a sheet. The common sheet sizes are 4×8, 4×10 and 4×12 feet, and 1/2-inch thickness is the standard for walls. The calculator prices every sheet at the price you enter — in a store a 4×12 costs more per sheet than a 4×8, so enter your own price for the size you plan to buy.
Two things about the model are worth stating plainly. First, the sheets are the area times one plus the waste, divided by the area of one sheet, rounded UP — 400 × 1.10 ÷ 32 = 14 sheets. And second, the cost is the sheets times the price per sheet — 14 × $13.00 = $182.00; all listed in Accuracy & limitations.

The worked example, line by line
Setup: 400 square feet, 4×8 drywall, 10% waste, $13.00 a sheet.
Line 1 — the sheets. The sheets are 400 × 1.10 ÷ 32 = 14 sheets — a whole number, rounded up.
Line 2 — the cost. The cost is 14 × $13.00 = $182.00.
Line 3 — without waste. Without waste the same room is 400 ÷ 32 = 13 sheets — 12.5 sheets’ worth of area, rounded up.
Line 4 — the check. 14 sheets × 32 square feet each = 448.00 square feet of drywall for a 400-square-foot room — the extra 48.00 square feet is the 10% waste allowance plus the rounding up to a whole sheet.
Every branch, checked
200 sq ft at 10% waste, 4×8: 7 sheets; $91.00; 7 sheets without waste — Halving the area to 200 square feet halves the stack to 7 sheets — $91.00 — because the sheet count is area times one plus the waste, divided by the area of one sheet.
Waste 0% at the defaults: 13 sheets; $169.00; 13 sheets without waste — With no waste the same room is exactly 13 sheets — $169.00. The 10% waste allowance adds one sheet.
Waste 15% at the defaults: 15 sheets; $195.00; 13 sheets without waste — At 15% waste — the allowance for rooms with many openings, angles or cut-outs — the stack rises to 15 sheets — $195.00.
4×12 at the defaults: 10 sheets; $130.00; 9 sheets without waste — A 4×12 sheet covers 48 square feet, so the same room needs only 10 sheets — $130.00. Fewer sheets, fewer seams, less taping.
4×10 at the defaults: 11 sheets; $143.00; 10 sheets without waste — A 4×10 sheet covers 40 square feet, so the same room needs 11 sheets — $143.00. The exact stack is 11.0 sheets’ worth of area, so you buy 11.
Price $15/sheet at the defaults: 14 sheets; $210.00; 13 sheets without waste — At $15.00 a sheet the same 14 sheets cost $210.00 — the sheet count does not change, only the price does.
800 sq ft at 10% waste, 4×8: 28 sheets; $364.00; 25 sheets without waste — An 800-square-foot job at 10% waste is 28 sheets — $364.00. Order about 10% extra on a job this size if the room has many openings.

Who uses this
- The homeowner drywalling a 400-square-foot room: they learn it takes 14 sheets of 4×8 — $182.00 — and they check the 350-sq-ft reverse to see the smallest area for 13 sheets.
- The contractor pricing an 800-square-foot job: they learn it takes 28 sheets — $364.00 — and they check the 437-sq-ft reverse to see the smallest area for a $200.00 cost.
- The DIYer choosing between 4×8 and 4×12 sheets: they learn the same room needs 14 sheets of 4×8 but only 10 of 4×12 — and they check the coverage chart for all three sizes.
- The renovator drywalling a room full of angles: they learn 15% waste lifts the stack to 15 sheets — $195.00 — and they check the 13% reverse to see the waste that reaches 15 sheets.
Accuracy & limitations
The math is first-principles and exact: sheets = area × (1 + waste) ÷ area of one sheet, rounded UP to a whole sheet; cost = sheets × price per sheet; sheets without waste = area ÷ area of one sheet, rounded UP. The sheet areas are exact — 4×8 is 32 square feet, 4×10 is 40, 4×12 is 48 — and the waste is applied before the rounding, never after, so 350 square feet at 10% waste is 12.03 sheets’ worth of area and you buy 13 sheets. What the model cannot do is count your cuts: the waste allowance is a rule of thumb — 10% for straight walls, 15% for rooms with many openings, angles or cut-outs — and a room with many corners, niches or a vaulted ceiling will eat more sheet than the allowance says; the price per sheet is yours to enter, because in a store a 4×12 costs more per sheet than a 4×8; and the model counts no screws, tape, mud or corner bead. Use it to size the order — then check your own store price before you buy.

Frequently asked questions
How many drywall sheets do I need for 400 sq ft?
14 sheets of 4×8 at 10% waste. 400 square feet at 10% waste of 4×8 drywall is 14 sheets — $182.00 at $13.00 a sheet. Without waste the same room is exactly 13 sheets.
How many sheets of 4×12 drywall for 400 sq ft?
10 sheets at 10% waste. A 4×12 sheet covers 48 square feet, so 400 square feet at 10% waste is 10 sheets — $130.00 at $13.00 a sheet. In 4×10 it is 11 sheets — $143.00.
How much waste should I allow for drywall?
10% for straight walls, 15% for rooms with many openings. At 10% waste 400 square feet of 4×8 needs 14 sheets; at 15% it needs 15 sheets — $195.00. Cuts eat more sheet where there are angles and cut-outs.
Can I buy exactly 13 sheets at 10% waste?
Yes — at 350 sq ft. 350 square feet at 10% waste is 12.03 sheets’ worth of area, so you buy 13 sheets. At 349 sq ft it is 11.99 sheets’ worth, so you buy 12. Sheets are always rounded UP to a whole sheet.
How much does drywall cost for 400 sq ft?
$182.00 at $13.00 a sheet for 4×8. The cost is the sheets times the price per sheet: 14 × $13.00 = $182.00. At $15.00 a sheet the same room costs $210.00.
What if the price per sheet is $0?
The cost is $0.00. The room still measures 14 sheets — the price only changes the cost, never the sheet count.
