Is 110 tiles the right count for 100 sq ft?
On the defaults — 100 square feet at 10% waste of 12×12 tile at $2.50 a tile — the floor is 110 tiles, 11 boxes, $275.00, and without waste it is exactly 100 tiles. Tile is sold by the box, and the box count is what you actually buy. Coverage is area times one plus the waste rate, divided by the area of one tile. A 10% waste allowance is the standard for straight layouts; allow 15% for diagonal or patterned layouts, where cuts eat more tile. Tiles are always rounded UP — you cannot buy part of a tile or part of a box. The box sizes in the chart are typical — check your own box, because counts vary by maker. Grout joints add a little coverage, so the chart is slightly conservative.
Three things about the model are worth stating plainly. First, the tiles are the area times one plus the waste, divided by the area of one tile, rounded UP — 100 × 1.10 ÷ 1.00 = 110 tiles. Second, the boxes are the tiles divided by the tiles per box, rounded UP — 110 ÷ 10 = 11 boxes. And third, the cost is the tiles times the price per tile — 110 × $2.50 = $275.00; all listed in Accuracy & limitations.

The worked example, line by line
Setup: 100 square feet, 12×12 tile, 10% waste, $2.50 a tile.
Line 1 — the tiles. The tiles are 100 × 1.10 ÷ 1.00 = 110 tiles — a whole number, rounded up.
Line 2 — the boxes. The boxes are 110 ÷ 10 = 11 boxes — a whole number, rounded up.
Line 3 — the cost. The cost is 110 × $2.50 = $275.00.
Line 4 — without waste. Without waste the same floor is 100 ÷ 1.00 = 100 tiles — exactly.
Line 5 — the check. 110 tiles × 1.00 square foot each = 110.00 square feet of tile for a 100-square-foot floor — the extra 10.00 square feet is the 10% waste allowance.
Every branch, checked
50 sq ft at 10% waste, 12×12: 55 tiles; 6 boxes; $137.50; 50 tiles without waste — Halving the area to 50 square feet halves the stack to 55 tiles — 6 boxes, $137.50 — because the tile count is area times one plus the waste, divided by the area of one tile.
Waste 0% at the defaults: 100 tiles; 10 boxes; $250.00; 100 tiles without waste — With no waste the same floor is exactly 100 tiles — 10 boxes, $250.00. The 10% waste allowance adds 10 tiles and one box.
Waste 15% at the defaults: 115 tiles; 12 boxes; $287.50; 100 tiles without waste — At 15% waste — the allowance for a diagonal or patterned layout — the stack rises to 115 tiles — 12 boxes, $287.50.
24×24 at the defaults: 28 tiles; 7 boxes; $70.00; 25 tiles without waste — Big 24×24 tile covers 4.00 square feet each, so the same floor needs only 28 tiles — 7 boxes, $70.00. Fewer tiles, fewer cuts, less grout.
18×18 at the defaults: 49 tiles; 9 boxes; $122.50; 45 tiles without waste — 18×18 tile covers 2.25 square feet each, so the same floor needs 49 tiles — 9 boxes, $122.50. The exact stack is 48.89 tiles’ worth of area, so you buy 49.
Price $5.00/tile at the defaults: 110 tiles; 11 boxes; $550.00; 100 tiles without waste — At $5.00 a tile the same 110 tiles cost $550.00 — the tile and box counts do not change, only the price does.
500 sq ft at 10% waste, 12×12: 550 tiles; 55 boxes; $1,375.00; 500 tiles without waste — A 500-square-foot floor at 10% waste is 550 tiles — 55 boxes, $1,375.00. Order about 10% extra on a job this size if the layout is diagonal.
The reverses, worked backwards
Smallest whole-sq-ft area for 100 tiles: At the displayed 91 sq ft the figures are 101 tiles; 11 boxes; $252.50; 91 tiles without waste. At the displayed 91 sq ft the stack is 101 tiles. At 90 sq ft the stack is 99 tiles — below 100 — so 91 sq ft is the smallest whole-sq-ft area for 100 tiles. Note: there is NO area that gives exactly 100 tiles at 10% waste — 90 sq ft gives 99, 91 gives 101.
Smallest whole-sq-ft area for 10 boxes: At the displayed 82 sq ft the figures are 91 tiles; 10 boxes; $227.50; 82 tiles without waste. At the displayed 82 sq ft the stack is 91 tiles and 10 boxes. At 81 sq ft the stack is 90 tiles and 9 boxes — below 10 boxes — so 82 sq ft is the smallest whole-sq-ft area for 10 boxes.
Smallest whole-sq-ft area for a $500.00 cost: At the displayed 181 sq ft the figures are 200 tiles; 20 boxes; $500.00; 181 tiles without waste. At the displayed 181 sq ft the stack is 200 tiles and the cost is $500.00. At 180 sq ft the cost is $495.00 (198 tiles) — below $500.00 — so 181 sq ft is the smallest whole-sq-ft area for a $500.00 cost.
Largest whole-sq-ft area for the cost to STAY at or below $250.00: At the displayed 90 sq ft the figures are 99 tiles; 10 boxes; $247.50; 90 tiles without waste. At the displayed 90 sq ft the cost is $247.50. At 91 sq ft the cost is $252.50 (101 tiles) — above $250.00 — so 90 sq ft is the largest whole-sq-ft area for the cost to stay at or below $250.00.
Smallest whole-percent waste for 120 tiles: At the displayed 20% the figures are 120 tiles; 12 boxes; $300.00; 100 tiles without waste. At the displayed 20% waste the stack is 120 tiles — 12 boxes, $300.00. At 19% waste the stack is 119 tiles — $297.50 — so 20% is the smallest whole-percent waste for 120 tiles.
Smallest whole-sq-ft area for 50 tiles of 24×24: At the displayed 179 sq ft the figures are 50 tiles; 13 boxes; $125.00; 45 tiles without waste. At the displayed 179 sq ft the stack is 50 tiles of 24×24 — 13 boxes, $125.00. At 178 sq ft the stack is 49 tiles — below 50 — so 179 sq ft is the smallest whole-sq-ft area for 50 tiles of 24×24.
A note about the tiles: tiles and boxes are whole numbers rounded UP — a fractional tile or box count never appears on the page. At 91 sq ft the stack is 100.1 tiles’ worth of area, so you buy 101 tiles; at 90 sq ft it is exactly 99 tiles. There is NO area that gives exactly 100 tiles at 10% waste — 90 sq ft gives 99, 91 gives 101.

Who uses this
- The homeowner tiling a 100-square-foot bathroom: they learn it takes 110 tiles of 12×12 — 11 boxes, $275.00 — and they check the 91-sq-ft reverse to see the smallest area for 100 tiles.
- The contractor pricing a 500-square-foot floor: they learn it takes 550 tiles — 55 boxes, $1,375.00 — and they check the 181-sq-ft reverse to see the smallest area for a $500.00 cost.
- The DIYer choosing between 12×12 and 24×24 tile: they learn the same floor needs 110 tiles of 12×12 but only 28 of 24×24 — and they check the coverage chart for all six sizes.
- The renovator laying tile on the diagonal: they learn 15% waste lifts the stack to 115 tiles — 12 boxes, $287.50 — and they check the 20% reverse to see the waste that reaches 120 tiles.
Accuracy & limitations
The math is first-principles and exact: tiles = area × (1 + waste) ÷ area of one tile, rounded UP to a whole tile; boxes = tiles ÷ tiles per box, rounded UP to a whole box; cost = tiles × price per tile; tiles without waste = area ÷ area of one tile, rounded UP. The tile areas are exact fractions — 4×4 is 16/144 square feet, 6×6 is 36/144, 12×12 is 1, 12×24 is 2, 18×18 is 324/144, 24×24 is 4 — and the waste is applied before the rounding, never after, so 91 square feet at 10% waste is 100.1 tiles’ worth of area and you buy 101 tiles. What the model cannot do is count your cuts: the waste allowance is a rule of thumb — 10% for straight layouts, 15% for diagonal or patterned ones — and a room with many corners, niches or a herringbone pattern will eat more tile than the allowance says; the box sizes in the chart are typical and vary by maker; and grout joints add a little coverage, so the chart is slightly conservative. Use it to size the order — then check your own box before you buy.

Frequently asked questions
How many tiles do I need for 100 sq ft?
110 tiles of 12×12 at 10% waste. 100 square feet at 10% waste of 12×12 tile is 110 tiles — 11 boxes — and at $2.50 a tile it costs $275.00. Without waste the same floor is exactly 100 tiles.
How many boxes of tile do I need?
11 boxes for 100 sq ft of 12×12. Boxes are the tiles divided by the tiles per box, rounded UP — 110 ÷ 10 = 11 boxes. Tile is sold by the box, and the box count is what you actually buy.
How much waste should I allow for tile?
10% for straight layouts, 15% for diagonal or patterned ones. At 10% waste 100 square feet of 12×12 needs 110 tiles; at 15% it needs 115 tiles — 12 boxes, $287.50. Cuts eat more tile on a diagonal layout.
How many 24×24 tiles cover 100 sq ft?
28 tiles at 10% waste. A 24×24 tile covers 4.00 square feet, so 100 square feet at 10% waste is 28 tiles — 7 boxes, $70.00 at $2.50 a tile. The same floor in 4×4 tile needs 990 tiles — 40 boxes, $2,475.00.
Can I buy exactly 100 tiles at 10% waste?
No. There is no area that gives exactly 100 tiles at 10% waste — 90 sq ft gives 99 tiles and 91 sq ft gives 101, because tiles are always rounded UP to a whole tile. At 91 sq ft the stack is 100.1 tiles’ worth of area, so you buy 101 tiles.
How much does tile cost for 100 sq ft?
$275.00 at $2.50 a tile for 12×12. The cost is the tiles times the price per tile: 110 × $2.50 = $275.00. At $5.00 a tile the same floor costs $550.00.
What if the price per tile is $0?
The cost is $0.00. The floor still measures 110 tiles and 11 boxes — the price only changes the cost, never the tile or box count.
