A 12 ft room fits a sofa up to 84 in wide (213.36 cm) — a loveseat, an apartment sofa or a sleeper sofa. Put in your room width and the calculator works out the widest sofa that still leaves 60 inches of walkway, in inches and centimetres, against the full size chart.

| Sofa | Width (in) | Width (cm) | Depth (in) | Seats | Min room width (ft) |
|---|---|---|---|---|---|
| Loveseat | 48–72 | 121.92–182.88 | 36 | 2 | 11.00 |
| Apartment sofa | 68–78 | 172.72–198.12 | 36 | 2–3 | 11.50 |
| Standard 3-seat | 72–96 | 182.88–243.84 | 38 | 3 | 13.00 |
| Large 4-seat | 96–108 | 243.84–274.32 | 40 | 4 | 14.00 |
| Sectional | 90–130 | 228.60–330.20 | 40 | 5+ | 15.83 |
| Sleeper sofa | 72–84 | 182.88–213.36 | 38 | 2–3 | 12.00 |
The sectional’s minimum room width is shown as 15.83 ft, the rounded figure; the exact room that fits a 130 in sectional is 15.8333… ft, so the smallest room that actually works is 15.84 ft — at 15.83 ft the widest sofa that fits is 129.96 in, just short of 130 in. Every other row’s minimum room width is exact.
On the defaults — a 12 ft room — the room is 144 in wide and the widest sofa that fits is 84 in (213.36 cm): 144 − 60 = 84. The rows that fit entirely are the Loveseat, Apartment sofa, Sleeper sofa. The walkway allowance is 60 in — enough to pass in front of the sofa without turning sideways — and it is the same for every row, so the minimum room width is simply the sofa’s widest width plus 60 in, divided by 12. Widths convert at 2.54 cm to the inch: 84 in = 213.36 cm, 72 in = 182.88 cm, 96 in = 243.84 cm.
Room 10 ft: Room 10.00 ft: max sofa width 60 in (152.40 cm); fits: none A 10 ft room leaves only 60 in for the sofa — no standard sofa fits entirely, because the smallest row tops out at 72 in.
Room 14 ft: Room 14.00 ft: max sofa width 108 in (274.32 cm); fits: Loveseat, Apartment sofa, Standard 3-seat, Large 4-seat, Sleeper sofa A 14 ft room leaves 108 in — every row fits except the sectional, whose widest width is 130 in.
Room 16 ft: Room 16.00 ft: max sofa width 132 in (335.28 cm); fits: Loveseat, Apartment sofa, Standard 3-seat, Large 4-seat, Sectional, Sleeper sofa A 16 ft room leaves 132 in — every row fits, including the sectional at 130 in.
Minimum room for an 84 in sofa: 12.00 ft — at 12.00 ft the widest sofa is 84 in; at 11.99 ft it is 83.88 in. The star is FEET.

Minimum room for a 130 in sofa: 15.84 ft — the exact figure is 15.8333 ft, and 15.84 ft is the smallest displayed value that actually fits a 130 in sofa: at 15.84 ft the widest sofa is 130.08 in, while at 15.83 ft it is only 129.96 in. The star is FEET.
Sofa width for a 14 ft room: 108 in (274.32 cm) — 14 × 12 − 60 = 108. The star is INCHES.
Sofa width for a 16 ft room: 132 in (335.28 cm) — 16 × 12 − 60 = 132. The star is INCHES.
The walkway allowance is 60 in — a comfortable pass-through in front of the sofa, not a bare minimum; a tight room can live with less, and a room with a coffee table wants more. Depths run 36–40 in and seat height 17–19 in across the chart; the table gives the width range each type is sold in, not a single size — a standard 3-seat sofa can be anywhere from 72 to 96 in wide, so measure the exact piece before you buy. An 8 ft room leaves 36 in (91.44 cm) for the sofa, and no standard sofa fits — the smallest row tops out at 72 in. A 20 ft room leaves 180 in (457.20 cm) and every row fits. An 11 ft room leaves 72 in (182.88 cm), exactly the top of the loveseat range and the bottom of the standard 3-seat range — a 72 in sofa is on the boundary of both. Rounding convention: centimetres are inches × 2.54, rounded to 2dp half-up; the reverses are smallest-value solutions, and the exact figures (12.00 ft, 15.8333 ft) are stated wherever the rounded figures appear.

The math is first-principles: the widest sofa is the room width in inches minus 60 in of walkway, centimetres are inches times 2.54, and the minimum room width is the sofa width plus 60 in divided by 12 — every cell is derived from those rules to 2dp half-up, never hand-typed. What the chart cannot do is measure YOUR room: it assumes one straight wall, a rectangular room, and nothing else against that wall — radiators, doors that swing in, and a coffee table all eat into the 60 in of walkway. Sofa widths are ranges, not single sizes, and brands measure differently — some include the arms, some do not. Use the chart to narrow the choice to one row, then measure the exact piece and the door it has to come through before you buy.
Bright Side Kit. "Sofa Size Chart: Find the Right Sofa for Your Room 2026" https://brightoolbox.com/sofa-size-chart/ Accessed October 26, 2026.Up to 84 in wide (213.36 cm). A 12 ft room is 144 in wide; minus 60 in of walkway that leaves 84 in for the sofa. A loveseat, an apartment sofa or a sleeper sofa fits entirely.
60 inches. That is the allowance this chart uses — enough to pass in front of the sofa without turning sideways. A tight room can live with less, and a room with a coffee table wants more.
72 to 96 inches wide (182.88 to 243.84 cm), 38 inches deep, 3 seats. It needs a room at least 13 ft wide once the 60 in of walkway is added.
90 to 130 inches wide (228.60 to 330.20 cm), 40 inches deep, 5 or more seats. The widest sectional needs a room of at least 15.84 ft.
At most 60 in wide (152.40 cm) — and no standard sofa fits entirely. A 10 ft room is 120 in wide; minus 60 in of walkway that leaves 60 in, below the 72 in top of the smallest row.
Multiply by 2.54. 84 in × 2.54 = 213.36 cm, 72 in × 2.54 = 182.88 cm, 96 in × 2.54 = 243.84 cm.
36 to 40 inches, with a seat height of 17 to 19 inches. Loveseats and apartment sofas run 36 in deep; large 4-seat sofas and sectionals run 40 in deep.
Measure the wall width, subtract 60 inches of walkway, and compare with the chart. A 12 ft wall gives 84 in; a 14 ft wall gives 108 in; a 16 ft wall gives 132 in. Measure the door the sofa has to come through as well.
