How shed sizes work
A shed is sized by its footprint in feet, and its area in square feet is the length times the width. The door matters as much as the size: a single door of 3 or 4 ft takes hand tools and a push mower, and a double door of 5 ft or more takes a riding mower, bikes, and workshop gear. The shed also needs clearance: 2 ft on each side, so 4 ft in each dimension, for the walls, the door swing, and room to walk around the shed for maintenance. The required footprint is the shed length plus 4 ft by the shed width plus 4 ft. The shed fits when the yard length is at least the required length and the yard width is at least the required width. The usable area after clearance is the yard length minus 4 ft by the yard width minus 4 ft. The largest shed that fits is the biggest chart shed whose required footprint fits the yard. This is not a foundation, permit, or zoning chart: check your local setback rules before you build or buy, because many towns need a permit above a certain size and a setback from the property line that is bigger than the 2 ft of clearance here.
At the defaults — a 30 × 20 ft yard and a 10 × 12 ft shed — the required footprint is 10 + 4 = 14 ft by 12 + 4 = 16 ft, and 30 ≥ 14 and 20 ≥ 16, so it FITS. The leftover space is 30 − 14 = 16 ft of length and 20 − 16 = 4 ft of width. The usable area after clearance is 30 − 4 = 26 ft by 20 − 4 = 16 ft. The largest shed that fits is 12 × 16 ft (192 sq ft), because a 12 × 20 ft shed needs 16 × 24 ft and the yard is only 20 ft wide. The desired shed is 120 sq ft.
| Size | Area (sq ft) | Door | Typical use |
|---|
| 4 × 6 ft | 24 | 3 ft single | Hand tools. |
| 6 × 8 ft | 48 | 4 ft single | Push mower + tools. |
| 8 × 8 ft | 64 | 4 ft single | Mower + bikes. |
| 8 × 10 ft | 80 | 4 ft single | Mower, bikes, tools. |
| 8 × 12 ft | 96 | 5 ft double | Mower + bikes + tools. |
| 10 × 12 ft | 120 | 5 ft double | Workshop + storage. |
| 10 × 16 ft | 160 | 6 ft double | Large workshop. |
| 12 × 16 ft | 192 | 6 ft double | Large workshop + storage. |
| 12 × 20 ft | 240 | 6 ft double | Max standard size. |
| 12 × 24 ft | 288 | 8 ft double | Barn-style. |
The worked example, line by line
Setup: yard 30 × 20 ft, desired shed 10 × 12 ft, clearance 2 ft on each side.
Line 1 — the required footprint. 10 + 4 = 14 ft long and 12 + 4 = 16 ft wide.
Line 2 — the fit. 30 ≥ 14 and 20 ≥ 16, so it FITS.
Line 3 — the leftover space. 30 − 14 = 16 ft of length and 20 − 16 = 4 ft of width.
Line 4 — the usable area. 30 − 4 = 26 ft by 20 − 4 = 16 ft.
Line 5 — the largest shed that fits. 12 × 16 ft (192 sq ft): a 12 × 20 ft shed needs 16 × 24 ft, and the yard is only 20 ft wide.
Reverse: the smallest yard for a 12 × 24 ft shed is 16 × 28 ft; for an 8 × 10 ft shed 12 × 14 ft; for a 10 × 12 ft shed 14 × 16 ft; for a 6 × 8 ft shed 10 × 12 ft. The largest shed for a 20 × 20 ft yard is 12 × 16 ft (192 sq ft); for a 15 × 15 ft yard 8 × 10 ft (80 sq ft); for a 30 × 20 ft yard 12 × 16 ft (192 sq ft); for a 40 × 30 ft yard 12 × 24 ft (288 sq ft).
Every branch, checked
Yard 20 × 20 ft, 10 × 12 shed: the required footprint is 14 × 16 ft, and 20 ≥ 14 and 20 ≥ 16, so it fits. The largest shed that fits is 12 × 16 ft (192 sq ft). A square yard takes the same largest shed as the default yard.
Yard 15 × 15 ft, 10 × 12 shed: the required footprint is 14 × 16 ft, and 15 ≥ 14 but 15 < 16, so it DOES NOT FIT — the width is 1 ft short. The largest shed that fits is 8 × 10 ft (80 sq ft), which needs 12 × 14 ft. Turn the shed round and it still does not fit: the yard is square, so there is no longer side to use.
Yard 40 × 30 ft: the required footprint is 14 × 16 ft, and 40 ≥ 14 and 30 ≥ 16, so it fits. The largest shed that fits is 12 × 24 ft (288 sq ft), which needs 16 × 28 ft. A big yard takes the biggest standard shed.
Yard 12 × 12 ft: the required footprint is 14 × 16 ft, and 12 < 14, so it DOES NOT FIT. The largest shed that fits is 8 × 8 ft (64 sq ft), which needs 12 × 12 ft — it fits exactly, with no room left over.
Yard 25 × 18 ft: the required footprint is 14 × 16 ft, and 25 ≥ 14 and 18 ≥ 16, so it fits. The largest shed that fits is 10 × 12 ft (120 sq ft): a 10 × 16 ft shed needs 14 × 20 ft, and the yard is only 18 ft wide.
Default yard, 12 × 24 shed: the required footprint is 16 × 28 ft, and 30 ≥ 16 but 20 < 28, so it DOES NOT FIT — the width is 8 ft short. The largest shed that fits is still 12 × 16 ft (192 sq ft). The biggest shed is too wide for a 20 ft yard.
Yard 12 × 12 ft, 4 × 6 shed: the required footprint is 8 × 10 ft, and 12 ≥ 8 and 12 ≥ 10, so it fits, with 4 ft of length and 2 ft of width left over. The largest shed that fits is 8 × 8 ft (64 sq ft).
Reverse — the other way round: the smallest yard for a 12 × 24 ft shed is 16 × 28 ft; for an 8 × 10 ft shed 12 × 14 ft; for a 10 × 12 ft shed 14 × 16 ft; for a 6 × 8 ft shed 10 × 12 ft.
What the defaults assume
The model assumes the yard length and width you enter, a clearance of 2 ft on each side, and the standard shed sizes in the table. It assumes the shed sits with its length along the yard length and its width along the yard width: turning the shed round is the same check with the two numbers swapped, and the calculator does not do it for you, so try both ways if the shed is close. It assumes the yard is a rectangle and the ground is level. It leaves out the foundation, the permit, the zoning setback, and the door swing, which needs clear space in front of the shed. With an 8 × 8 ft yard the usable area is 4 × 4 ft and no standard shed fits, because the smallest shed needs an 8 × 10 ft yard. With a 10 × 10 ft yard the largest shed that fits is 4 × 6 ft (24 sq ft). Rounding convention: all lengths are whole feet, areas are whole square feet, and all figures are computed from the numbers you enter, rounded only for display.

Who uses this
- The homeowner with a 30 × 20 ft yard: they learn a 10 × 12 ft shed needs a 14 × 16 ft footprint and it fits, with 16 ft of length and 4 ft of width left over — so they know the shed fits and the largest they could buy is 12 × 16 ft (192 sq ft), and they check the 26 × 16 ft of usable space before ordering.
- The homeowner with a 15 × 15 ft yard: they learn the 10 × 12 ft shed does not fit — the width is 1 ft short — so they know to buy the 8 × 10 ft shed instead, and they check the 12 × 14 ft footprint before measuring the garden.
- The workshop buyer with a 40 × 30 ft yard: they learn the largest shed that fits is 12 × 24 ft (288 sq ft) — so they know the biggest standard size fits, and they check the 16 × 28 ft yard it needs before pouring the base.
- The small-garden owner with a 10 × 10 ft yard: they learn the largest shed that fits is 4 × 6 ft (24 sq ft) — so they know a mower shed will not fit, and they check the 8 × 10 ft yard the smallest mower shed needs before buying one.
Accuracy & limitations
The math is exact for the numbers you enter: the required footprint is the shed plus 4 ft in each dimension, the fit is the yard against the required footprint, and the largest shed is the biggest chart shed that fits. What the model cannot do is measure your yard: check the length and the width, because a yard that is not a rectangle may have less usable space than the numbers say. It assumes 2 ft of clearance on each side and a level rectangle, and it leaves out the foundation, the permit, the zoning setback, and the door swing. It assumes the shed sits with its length along the yard length: try both ways if the shed is close. For what a shed costs, see shed cost calculator; for the garage the shed sits beside, see garage size chart.
